Smarter work orders.
Happier properties.
WO Now answers maintenance requests, works out what they actually are, and sends them to the right person.
Tenants describe the problem in their own words. The bot asks the follow-up questions a good coordinator would ask, sorts the request by trade and urgency, and hands your team a work order that is ready to act on.

How it works
Three steps between “something is broken” and “someone is on it.”
-
Answers Tenant Requests
Every request gets a reply, day or night. The bot collects the details your techs always end up asking for — unit, access, what changed, how bad it is — before anyone picks up the phone.
-
Triages and Prioritizes
Requests are categorized by trade and scored for urgency, so a no-heat call in January does not sit behind a squeaky cabinet door.
-
Routes to the Right Team
The finished work order goes to the in-house tech or vendor who handles that kind of job, with the context already attached.
Features
Built around the parts of maintenance intake that eat your day.
-
24/7 intake by text, web, or voice
Tenants report problems the way they already communicate. Nights, weekends and holidays are covered without an answering service.
-
Automatic categorization
HVAC, plumbing, electrical, appliance, general repair — requests are classified from the tenant’s own description, not from a dropdown they guessed at.
-
Priority scoring with emergency escalation
Anything that reads like flooding, gas, smoke or no heat is flagged immediately and pushed to your emergency path, with the tenant told what to do next.
-
Routing to the right vendor or tech
Define who covers which trade, property and shift. The bot assigns accordingly instead of dumping everything into one shared inbox.
-
Status updates back to the tenant
Received, scheduled, on the way, closed out. Fewer “did anyone see my request?” follow-ups for your office to answer.
-
Work-order history and reporting
Every conversation and decision stays with the work order, so you can look back at a unit’s history or see where requests pile up.
Who it’s for
- Property managers juggling intake across scattered buildings and after-hours calls.
- HOAs and condo boards that need requests logged and routed without a full-time coordinator.
- Facilities teams who want cleaner tickets reaching their techs and vendors.

Frequently asked questions
Does it replace my maintenance team?
No. It handles intake and triage — answering, asking the right questions, sorting and routing. The repairs, the judgment calls and the resident relationships stay with your people.
What systems does it integrate with?
Integrations are on the roadmap rather than shipped. We’re building against the tools early-access users actually run, so tell us what you use for work orders and it will shape what we build next.
What happens with emergencies?
Requests that look like flooding, gas, smoke, fire or loss of heat are flagged and pushed straight to the escalation path you define, and the tenant is pointed to emergency services when that is the right answer. The bot is not a substitute for calling 911.
How do tenants reach it?
Text message, a web request form, or a phone line the bot answers. Tenants don’t install anything or create an account.
What does it cost?
Pricing isn’t set yet. We’re in early access and working with a small number of properties to get the product right first — join the list and we’ll talk specifics with you directly.
